The History of Riverbend

The Subdivision was formed by a developer who is no longer in business.  As a part of the original development process, Deed Restrictions were filed with Wood County Recorder’s Office.  These Deed Restrictions provide for certain rules and restrictions that will apply both before and after the construction process.

The Deed Restrictions also provide for the formation of three separate homeowner associations.  These groups are:

The Riverbend Home Owners Association (HOA), which includes all lot owners.

The Riverbend Pond Owners Association (POA) which includes specified lot owners with pond frontage or pond access.

The Riverbend Villa Owners Association (VOA) which include lot owners on villa lots.  Please note, there are requirements for villa owners that do not apply to single family lots.

A Board of Directors for each association was first elected in March 2012.  Since each of the associations has a different purpose, it is not uncommon for lot owners to be members of multiple groups.

The three owners associations are responsible for the administrative governance , Maintenance and upkeep of the community as provided in Chapter 5312 of the Ohio Revised Code (the Planned Community act).

As provided by the Deed Restrictions, an Architectural Control Committee (ACC) has been established to regulate the construction process for new or existing homes within the Subdivision.  Members of the ACC include Directors of each of the Three Owners Associations.
