Pond Owners Association (POA)

About the POA

The Pond Association (POA) is one of the three associations established by the Deed Restrictions of the Riverbend Lakes Subdivision.  Membership is comprised of owners of villa and single family lots contiguous to Ponds C,  F, and the new pond in Plat 2, the larger internal ponds.  For reference, the two front welcoming ponds are separately controlled by the Homeowners Association (HOA).

The POA was established as a non-profit corporation under the laws of the State of Ohio.  The POA is managed by the Board of Directors, duly elected by voting member of the POA at the joint annual meeting of the POA, HOA and the Villa Owners Association (VOA).  There are three directors, each elected to a three year, successive terms.

The directors of the POA have the following duties and responsibilities:

  1. To own, operate and maintain Ponds C,  F, and the new pond in Plat 2 including the land area included in the plats;
  2. Establish an annual budget and assessment payable by each owner;
  3. Enforcement of restrictions on pond use, as specified in the Deed Restrictions;
  4. Enforcement of rules and regulations pertaining to the construction of docks or decks to be built adjacent to Ponds C, E and F; and
  5. To promulgation of additional rules and regulations governing the use of the ponds, as from time to time may be necessary.

In applying the rules and regulations as stated in the Deed Restrictions, the Board of Directors has decided not to enforce all the provisions, to ensure maximum enjoyment of the ponds by members of the POA.  For instance, swimming is prohibited under the Deed Restrictions, but the Directors do not inforce this restriction.  As another example, the Directors have voted to allow all HOA members to enjoy the land portion of the Pond Lots for fishing and other recreational activities, but does not include swimming, boating or other use of the waterway.
